Roofing Services
Your Roof
One of the most important parts of your home or business premises. A leaking or insecure roof can lead to long term problems such as rotten timbers or other structural damage. Many homeowners make the mistake of spending time and money on internal refurbishment while neglecting the basic fabric of the building. A sound roof is fundamental to protecting your property and maintaining its value.

A roof like this does cost, but it does enhance any granite property and will increase value and saleability, so the extra expense of a well laid wet lay roof is often worth it.  And besides all that, you have to live in it - so why not have the best?

 

Property Purchase
If you are moving house or considering a property purchase, the condition of the roof will be an important consideration. Your surveyor will usually comment on this in their report, but surveyors are sometimes a little pessimistic and may not cover all the details. I can look at the roof and give you a fair assessment, I realise that some sceptics may say that it is in my interest to find things wrong with a roof and so get some work. All I can say is that there is no way I would ever do that.  I would always give my opinion on a roof as if it were me that were buying the property.  I can give a detailed quotation for any work, but you can always go elsewhere for other quotes.  If you are from outside Cornwall, you may not be aware that the county has a few 'local peculiarities' in terms of building construction. The pictures below are of the rear of Russetts restaurant in St Ives. This one elevation has a spiral curve, a mitred hip and a running eave!  This is not unusual for roofs from this part of the world.

       

I would call and look at a roof and let you know what I think, give an idea of cost etc for free, I am usually out and about looking at things anyway.  If you needed an in depth report covering all aspects of the roof, chimneys, insulation, cowls, guttering etc, it usually means I have to make an appointment with an estate agent and inspect the loft space etc, I usually make a charge of around £80.00 + VAT for this type of visit and report.  Bargain!

 
 
 
Roof Repairs - Planned
Most properties need some on-going maintenance. If you have concerns about your roof we will take a look and assess what needs doing. If minor repairs are needed we will advise you accordingly, if more extensive work is needed we will give you a detailed breakdown. We can also advise you about which work needs doing urgently and what can be delayed to spread the cost. We have come across a number of 'quick fixes' that are sometimes proposed by builders, such as a 'cement wash' over your roof. We would strongly advise you to treat these with caution and seek professional advice - you can talk to us or consult a surveyor or architect. They will tell you that roofing work is best undertaken by a specialist rather than a general builder. 
Roof Repairs - Emergency
We provide a call out service to deal with storm damage or other emergencies. We will put temporary measures in place to protect your property. We can then do a more detailed assessment, to help you with any insurance claims and get your roof fixed. A call out charge is payable, but we will not seek to make things worse for you by hitting you with unreasonable charges. Making your roof sound should be your first priority - please call us as soon as possible. We would advise you to check your insurance policy, as it may not cover all costs.
Roof Replacement
Many roofs can be kept going almost indefinitely with on-going maintenance. However there comes a time when you need to consider a replacement. There will usually be an undesirable level of dampness within the roof space, which can lead to problems with timbers and rot. There is also the risk that a severe storm may expose any weaknesses overnight and leave you with a major leak to deal with -  West Cornwall has its fair share of storms! A new roof is a major investment, but will add value to your property and save you money in the longer term. It makes sense to sort out your roof before spending large amounts of money on internal refurbishment. Most mortgage lenders will be sympathetic to releasing funds for this type of work, as you are protecting the value of your investment. We can usually help you to spread the cost by replacing roof elevations one at a time, though this may cost slightly more and involve additional inconvenience. We will provide you with a detailed assessment and let you consider all the options before committing to the work.
 
New Build
If you are involved in a new build, self build or conversion project we can help. If you are in the early stages we can provide you with a quotation for the roof covering, based on your architect's plans. We can also provide expert advice on the options for materials and construction methods. If you are doing some of the construction work yourself, we can work with you on the specialist work required for the roof covering. If you are working with a general building contractor, we will work with them and take care of the roofing aspects of the project.
Other Services
While the scaffolding is in place you might also want to take the opportunity to have the following looked at:
  • Loft insulation
  • Roof-lights replaced
  • Fascia boards, soffitts and bargeboards (in Upvc or timber)
  • Gutters and downpipes (Upvc or cast iron)
  • Chimney stacks, pots and ventilation
  • Belzona Polymeric Systems

We are approved applicators of Belzona Polymeric systems, which are a total water-seal for problem porous masonry or brickwork on chimneys & walls. We can undertake some of this work ourselves, or work with another specialist contractor. This can be included separately in your roof quotation. We are happy for other contractors to use our scaffolding by agreement, but please note that they must carry the appropriate insurance.

What Else We Do
We specialise in pitched tiled or slate roofs. We also now do flat roofs either in GRP or built up felt.  We can also general building work including loft conversions etc.
We do not do: -
  • Polycarbonate roofs for conservatories and outbuildings
  • Thatched roofs
  • Metal roofs or 'wriggly tin'
